Kankandeal Terms of Use
Last updated: October 2026
1. Purpose
These Terms of Use, hereafter the “Terms”, set out the conditions for accessing and using the kankandeal.com website and the services offered by Kankandeal.
Kankandeal is a real estate platform which allows you, among other things:
- to browse property listings;
- to publish properties for rent or for sale;
- to search for a home or a property;
- to send a personalised search request;
- to connect prospects, owners and real estate agents;
- to be supported through certain rental or purchase searches.
Using Kankandeal implies acceptance of these Terms.
2. Definitions
Platform
The kankandeal.com website and the related services offered by Kankandeal.
User
Any person browsing or using the Kankandeal services.
Advertiser
Any owner, seller or real estate agent publishing or submitting a property to be presented on Kankandeal.
Prospect
Any person who has expressed an interest in a listing, or who has sent a property search to Kankandeal.
Tenant
Any person looking for or taking a home on rent.
Partner agent
Any independent real estate agent using Kankandeal under the terms applicable to partner agents.
Listing
Any content presenting a property for rent or for sale on Kankandeal.
3. Access to Kankandeal
Browsing the listings is open to all.
Some features, in particular publishing a property, may require an account.
Signing up and standard publication of listings are free.
Kankandeal may later offer optional paid features or options, in particular services that increase a listing's visibility. The price of such services will be given before you subscribe.
4. Creating and using an account
Users undertake to provide accurate information when signing up, and to keep it up to date.
Each user is responsible for the use made of their account.
An account must not be used to publish false information, mislead other users, or circumvent Kankandeal's rules.
Users may delete their account using the features offered on the platform.
5. Publishing listings
Owners, sellers and real estate agents may publish listings on Kankandeal free of charge.
By publishing or submitting a property to Kankandeal, the advertiser warrants in particular:
- that the information provided is truthful;
- that the property really exists;
- that they are authorised to offer that property;
- that the prices and conditions stated are not deliberately misleading;
- that they hold the necessary rights over the photos and content submitted;
- that they will tell Kankandeal when the property is no longer available.
6. Moderation of listings
Kankandeal may check and moderate listings before or after publication. Kankandeal may in particular:
- correct spelling;
- change or improve a title;
- reorganise a description;
- correct how information is presented;
- crop or improve the presentation of some photos;
- ask for additional information;
- refuse a listing;
- suspend a listing;
- unpublish a listing;
- delete a listing where there is a problem.
These interventions aim to improve the quality and clarity of listings. Some checks are carried out automatically (unusual price, missing information, photo or text already published), and a suggested presentation may be prepared by artificial intelligence. The decision to publish or reject a listing remains with the Kankandeal team.
Any user can report a listing from its page (property already rented, wrong price, suspected scam…). Reports are reviewed by the Kankandeal team, which may unpublish the listing. A report does not remove it automatically.
Moderation by Kankandeal is not, however, a certification of the property, of its ownership, of its condition, of its legal compliance, or of the truthfulness of all the information provided by the advertiser.
7. Connecting the parties
To contact the owner or agent of a property, the user identifies themselves on Kankandeal (WhatsApp number, title and name). The advertiser's contact details are then shared with them, and they contact the advertiser directly by WhatsApp or phone.
Kankandeal records this contact (the user, the listing, the advertiser and the date) in order to follow it up.
With the agreement of the user and of the advertiser, Kankandeal may then send them a few questions on WhatsApp about what happened next, in particular:
- whether the visit took place;
- whether the rental was concluded, and at what rent;
- how the contact went.
The answers are used to measure the quality of the service and the reliability of listings, and to establish the commissions owed by partner agents. Anyone can stop these messages at any time by replying STOP.
Kankandeal may also pass a prospect's contact details on to an owner or an agent itself, in particular as part of a personalised search.
8. Commission on rentals
Browsing listings and being put in touch are free for users.
Kankandeal does not charge the tenant any commission.
Where the property is offered by a real estate agent, the agent collects their commission from the tenant, equal to one month's rent. This commission is only due if the rental is actually concluded.
Property published directly by an owner
Where the property is offered directly by a private owner, no commission is due, either by the tenant or by the owner. Kankandeal's follow-up is then only used to measure the quality of the service.
Property offered by a partner agent
Where the property is offered by a Kankandeal partner real estate agent, the commission is shared 75% for the agent and 25% for Kankandeal, on the terms set out in the Terms applicable to independent real estate agents.
9. Personalised search
A user may ask Kankandeal to search for a home matching their criteria.
For a rental, the personalised search is free for the client. Where the home found is offered by a real estate agent, the agent's commission applies on the terms set out in article 8; where it is offered directly by an owner, no commission is due.
For a search relating to the purchase of a house, an apartment or a plot of land, the amount and terms of Kankandeal's fee are given to the client before the paid work begins.
10. Viewing fees
The owner or the real estate agent is free to request viewing fees or not. Where fees apply, their amount must be told to the prospect.
Kankandeal takes no share of viewing fees.
How such fees are paid, or possibly refunded, is a matter for the person requesting them.
11. Kankandeal's role
Kankandeal facilitates, among other things:
- the publication of properties;
- their visibility;
- property searches;
- the receipt of requests;
- the qualification of prospects;
- connecting the various parties.
Unless stated otherwise, Kankandeal does not own the properties presented and is not a party to the lease or sale contract concluded between an owner and a tenant or buyer.
12. Checks that are the users' responsibility
Kankandeal does not systematically carry out a full legal, administrative or physical check on every property.
Users must carry out the necessary checks before making a decision. It is up to them in particular to verify:
- the existence and condition of the property;
- the identity of the person they are dealing with;
- their right to offer the property;
- the necessary documents;
- the terms of the lease or the sale;
- the amounts being asked for.
13. Payments
The kankandeal.com website does not currently collect directly:
- rents;
- advance rent payments;
- security deposits;
- guarantee deposits;
- property purchase prices.
Those amounts are settled between the parties, on the terms they agree.
This rule does not prevent Kankandeal from receiving the remuneration due for its own services, in particular the share of commission paid over by partner agents.
14. Prohibited content and behaviour
It is prohibited in particular to publish, or to use Kankandeal, in order to:
- circulate a false listing;
- offer a property that does not exist;
- deliberately publish a false price;
- offer a property without the necessary authorisation;
- use a third party's photos or content without permission;
- fraudulently ask for money;
- attempt to defraud a user;
- publish the same listing repeatedly and abusively;
- circulate unlawful content;
- publish discriminatory content;
- deliberately mislead Kankandeal or its users.
Where these rules are broken, Kankandeal may in particular:
- refuse the listing;
- delete the listing;
- suspend the account;
- restrict access to the services;
- permanently ban the user.
15. Availability of properties
The advertiser must inform Kankandeal as soon as a property is no longer available for rent or sale. With their agreement, Kankandeal may regularly ask them on WhatsApp whether their listings are still available, and send them a personal link to update them.
Kankandeal may unpublish a listing when it learns that the property is no longer available. A listing whose availability is not confirmed may be shown after confirmed listings.
16. Photos, videos and content
The advertiser keeps the rights they hold over the content submitted.
By publishing or submitting a listing, they nevertheless authorise Kankandeal to use, reproduce, present, adapt and crop the photos, videos, descriptions and other content relating to the property in order:
- to publish the listing;
- to improve its presentation;
- to promote the property;
- to communicate about the Kankandeal services.
This use may take place in particular on:
- kankandeal.com;
- WhatsApp;
- Facebook;
- Instagram;
- TikTok;
- the other communication channels used by Kankandeal.
The advertiser warrants that they hold the rights needed to grant this authorisation.
17. Partner real estate agents
Real estate agents using the Kankandeal programme carry out their business independently.
Their relationship with Kankandeal is also governed by the Kankandeal Terms applicable to independent real estate agents. Those terms cover in particular:
- how prospects are passed on;
- the definition of a Kankandeal client;
- the 36-month period;
- viewing fees;
- commission sharing.
18. Suspending or deleting an account
Kankandeal may suspend or delete an account in the event of:
- fraud;
- a false listing;
- abusive behaviour;
- an attempt to defraud;
- failure to comply with these Terms;
- a serious or repeated breach of the platform's rules.
Deleting an account does not remove contractual or financial obligations that had already arisen before that deletion.
19. Liability
Kankandeal runs its services in order to make property searching and connections easier.
Kankandeal cannot, however, guarantee:
- that a property will remain available;
- that an owner will accept an application;
- that a prospect will conclude a transaction;
- the absolute accuracy of all information provided by third parties;
- the future behaviour of an owner, agent, seller, tenant or buyer.
Each party remains responsible for its own commitments, statements, documents and payments.
20. Changes to the Terms
Kankandeal may change these Terms in order to reflect, among other things:
- how its services evolve;
- new features;
- commercial changes;
- new regulatory obligations.
The applicable version is the one available on the platform.
Where a change is significant, Kankandeal may inform users by an appropriate means.
21. Governing law
These Terms of Use are governed by the law applicable in Cameroon.
In the event of a disagreement, the parties are encouraged, where possible, to seek an amicable solution first.
Failing that, the dispute may be brought before the competent courts in accordance with the applicable rules.
